Monsoon season in Colorado hits fast. One heavy afternoon storm can turn a neglected window well into a funnel that pushes water straight toward your foundation. And if your well is already rusting or your grading isn't sloping away from the house - that water has nowhere to go but in.
Here's what we see all the time during inspections: galvanized steel window wells that have been in the ground for years, quietly corroding. Surface rust streaks are one thing. But when the metal has eaten through completely - holes, flaking, soil pressing in from behind - that well is no longer doing its job. It's actually working against you.
The scary part is how gradual it happens. A little surface rust turns into deep pitting. Deep pitting turns into structural failure. By then, water is getting behind the well, saturating the soil against your foundation wall, and eventually finding its way inside. What started as a small maintenance issue becomes a basement water problem that costs a lot more to fix.
That's why we do free inspections. We want to give you an honest look at what you're actually dealing with - not a sales pitch. If the wells are salvageable, we'll tell you. If they need to go, we'll show you exactly why and walk you through your replacement options, including proper egress window well sizing if that's a factor.
If you've got steel window wells on your home and haven't had them looked at in a few years, now is the right time to get ahead of it. Colorado's summer storms don't give much warning.
