Old, rusted window wells don't just look bad - they're a real problem. Rust breaks down the metal, the seal around the foundation fails, water starts finding its way in, and before long you've got a moisture issue in your basement. That's exactly the situation we were dealing with here.

We pulled out all the old rusted components and started fresh. New galvanized pieces went in, which hold up far better against the elements long-term. We also addressed the ladder and foundation attachment points so everything is anchored solid. Not just cosmetically clean - structurally sound.

One of the things that separates a proper window well job from a quick swap is what happens below and around the well. We reworked the grade and slope so water moves away from the foundation instead of pooling near it. Fresh drainage rock and drainage fabric were added to give water somewhere to go. It's the kind of detail that keeps basements dry.

Then we double sealed and double caulked the whole thing. That's not overkill - that's how you make sure a job like this actually holds. Water infiltration around basement windows is one of those slow, silent problems that causes a lot of damage before anyone notices it. Doing it right the first time is always cheaper than fixing water damage later.
