Most homeowners don't think about their window wells until water shows up in the basement. By then, the damage is already done. A failing well - one with poor grading, no cover, or a rusted-out liner - is basically an open invitation for rain to pool right against your foundation window.

We knocked out 4 window well replacements this week across the Denver area. Each one was different. Some were standard ground-level wells set against brick or siding. One was built into a deck, which adds a whole other layer of complexity since you need the well to drain and breathe properly even when it's surrounded by decking on three sides. Every job included new liner installation, regrading the soil and gravel to slope water away from the window, and proper cover fitting where needed.

The covers matter more than people think. A well without a cover is just a funnel. Rain, debris, leaves - it all collects at the bottom and pushes moisture right into the window frame. A properly fitted cover keeps the well clear while still allowing light in and meeting egress requirements where applicable.

Grading is the part most people overlook entirely. Even a brand new well liner won't do much if the ground around it is pitched toward the house. We address that on every job - making sure water has somewhere to go other than down into your basement.
